DO NOT LIVE HERE! Worst place I’ve lived in by far! I lived there for a year and the water was shut off at least 15 times throughout the year “for maintenance” and some how was never fixed. Sometimes you’d go to take a shower in the morning and it would just be ice cold.
-When I first entered the apartment, the two mini fridges that were provided were filthy and disgusting from previous tenants. I submitted a maintenance request and they sent a lady to clean the mini fridges. The cleaning was done poorly, and we still don’t use the mini fridges due to health concerns
-When I moved in, the living area was filled with trash and circling flys. Again left from previous tenants. When I moved out they used my security deposit for “cleaning” which was reportedly never done.
-Constantly broken washing machines and dryers, making it very difficult to do laundry in an efficient amount of time. Doing two loads of laundry has taken me over five hours, waiting for dryers and washers.
-Many workers and older tenants living on the property, creating an unsafe environment for a young college students. I personally witnessed a fight between two grown men at the slo.
-Huge trash pile by the dumpsters due to poor maintenance
-A roommate of mine had water flowing into his room from the window sill. Probably from the renovations they did without permits and have previously been sued over.
-False advertising of square footage and appearance of apartments. The model unit is not a representation of what the units look like themselves.
-Huge potholes in the parking lot, random hardware sticking out of the stealing, chipping paint in hallways and on doors, and they charge almost $600 a year for parking but will tow your car anyways.
-They will enter your room whenever they want, without permission or prior notice. And when you ask for proof of notice they will respond with “your lawyer can reach out to us”. Like wtf, that is actually insane.
-The property manger is a criminal and will record your private conversations through the security cameras.
-And if you ever try to address these issues with management they will just kick you out and say quote “you will have to find another place to live” right before the new semester is about to start.
-Seriously do not live here. This serves as a warning. LIVE HERE AT YOUR OWN RISK.

The pictures speak for themselves. I stayed here 2023-24 and had a massive number of issues with the slo. We personally tested what we believed to be black mold in our rooms, and it came back positive. Also, my car was towed from the parking lot for no reason. I had to walk across town and pay a $425 fee to the towing company. When I contacted the leasing office to try to get them to reimburse it, they said there was nothing they could do. I had to threaten multiple times with legal action before they reimbursed me the entire amount. The buildings are outdated and not up to living standard. No kitchen, and they don’t allow any sort of hot plate, toaster oven, or air fryer. Don’t sign a lease here just because it’s the cheapest place in town. Pay a little bit more to ensure you aren’t grossly mistreated.

While it is a nice place to stay literally everything sucks.
-Parking is a pain and always overly crowded
-Wifi was out for a month and I never heard back from them to fix it
-Bugs were always around, silverfish.
-Overly priced for what you get. $800+ for a shared room

All in all I am glad I found a place to stay but I'd wished I'd done some research before hand. I do not reccomend this place at all.

This student apartment is okay for what they rent out. If you need something maintenance they usually get to it between 1-3 days so that's pretty great.

However some things that could be done to make this place livable:
• turning the counter-space into a proper kitchenette like they advertise
- especially since there are no wall outlets to have a kitchen
• allow people to get their own wifi in each apartment, you cannot do your schoolwork even if you wanted to
• make the 5/6bed bathroom into two separate bathrooms
- literally can just add a wall to divide the bathrooms
• major cleaning and repairs on the outside buildings to make it look clean and nice to live in
• assigned parking spaces for all residents
• repairs on the complex road (HUGE pothole next to the mailboxes)
• have a 24 hour mail room
• have a better laundry mat
- those washer and dryers will breakdown every week and you have to wait a month for it to get repaired

Anyone who says it’s not so bad you should just walk around and give yourself a tour, and ask if it’s worth living here to anyone who doesn’t work in the office. They’ll tell you no.

The gym has popcorn wall and this part is exposing those who use this facility to asbestos. This is damaging to our bodies and I’m shocked that it hasn’t been fixed yet.

This is the worst apartment in SLO. You will be greeted with an unclean apartment, they will take your deposit at the end for "cleaning" even if you left it better than you found it (the form they give you at the start will never be seen again), and the property manager is a proper c*nt.
The only positive is the front desk workers.

Once a dump always a dump, zero facilities added in over a decade in fact there are less, Once run by slumlords always run by slumlords. Peeling tiles, dusty insect filled laundry area, constant reconstruction noise, this is not how a student should live while paying a premium on rent while not having direct access to a kitchen or cafeteria. I suggest you live in the dorms at least the facilities will be looked after and you'll feel safe because security will actually be present and do their job respectfully and not actually like prejudicial tyrants. Laundry machine's are under maintained, ducts outside facility are horrible another pernicious tactic by property management.

This place gets a lot of bad reputation but it’s honestly exactly what you’d get for the price anywhere else. The only legitimate knock on the student living accommodations is that there is no oven, and if you’re living in dorms that’s the same case as well. Any problem you have with the apartment, there is a maintenance team ready to take care of it the same day or even the next day. Both Hayley’s, Cameron, and the rest of the ladies in the office are super helpful and will do anything and everything they can to help you. It honestly makes my day when I walk into the office and they say “Hey Quincy!” and tell me any updates on my mail or room without me asking. I have never had a bad experience with The Slo Student Living. I was only here for a year and I would stay again if I hadn’t finished my degree. Great prices help eliminate stress of over working to account for rent & utilities, location is close to both the university & community colleges, and there are tons of food options within a 5 minute walk. If you are outgoing, they surround you with people ready to socialize and if you are quiet and reserved you are roomed around people who enjoy their privacy. If you’re a first or second year student, there is no better place for you to stay in San Luis Obispo! Thank you guys for everything this past year!
